A town that runs on concrete
Look around this community and you see concrete everywhere: refinery pads, warehouse slabs, port yards, contractor shops and the slab-on-grade foundations under most homes. That concrete lives in one of the most humid places in the state, a few feet above sea level and steps from salt water. Bare slabs absorb moisture, stain from every drip and slowly wear into dust. A properly installed coating changes that. It seals the surface, resists chemicals and turns a dull, dusty floor into one you can rinse clean in minutes.
We are a coating crew focused on doing the slow parts right. That means testing for moisture, grinding instead of etching, repairing damage before it gets buried and choosing products that make sense for the bay climate. The shiny final coat is the easy part. What lies beneath it decides whether the floor lasts three years or fifteen.
What humidity does to coatings
Ground moisture constantly pushes upward through slabs here. When a coating traps that vapor, pressure builds until bubbles and blisters form, and then the coating peels. That is why so many quick paint jobs and do-it-yourself kits let go after one summer. We measure moisture with meters and, for larger projects, relative humidity probes. When readings run high, we use a vapor-blocking epoxy primer as the first layer, so the system stays locked to the concrete.
Condensation is the other issue. On warm, muggy mornings, cool slabs sweat, and installers who coat a sweating floor get poor adhesion. We watch dew points, run fans and dehumidifiers when needed and schedule pours when conditions are right.
Industrial experience
Plant work brings its own rules: safety orientations, permits, hot work restrictions and tight turnaround windows. Our industrial coatings stand up to hydrocarbons, caustics, acids and steady forklift traffic. We install novolac epoxies for secondary containment, urethane cement for wash-down areas and high-build epoxy with clear safety striping for shops and warehouses. We can phase large floors so part of a building stays open while we work on the rest.
Home garages
Residential garages here handle a little of everything: trucks, kayaks, bait freezers, yard tools and the work boots that come home covered in grime. A coated floor resists oil and brake fluid, does not hold salty sand and brightens the space. Most homeowners choose a full-broadcast flake system because it hides dirt and provides grip when shoes are wet.

Grinding beats etching
Acid etching is cheap and fast, but it leaves residue and an uneven profile. We use planetary diamond grinders hooked to HEPA vacuums. Grinding strips curing compounds, sealers and weak cream from the surface and opens the concrete so primer can soak deep. It also reveals cracks and soft spots that we repair with fast-setting fillers before coating.
Floors that recover after high water
Storm surge and flooding have reached many homes and businesses in this area. A seamless coating makes cleanup much easier. Mud and silt wash off instead of soaking in, and the surface can be disinfected. Several of our clients rebuilt ground floors with coated or polished concrete for that reason alone.
How a project runs
First, a site visit: we measure, test moisture, look at cracks and ask how the space gets used. Next, a written quote listing the system, layers, colors and schedule. On install days we protect walls and doorways, grind, repair, prime, build the coating and seal it. Before we leave, we explain cure times and care. Most garages finish in one or two days, while larger commercial floors follow a phased plan.
Clear pricing
Cost depends on square footage, slab condition, moisture treatment and the system you pick. Our quotes are itemized, so you can see what each step costs and compare options honestly. No vague lump sums.

Why local owners call us
Many of our clients work long shifts at the plants or the port and want a garage that cleans up as fast as they do. Others manage buildings that need durable floors with little downtime. In both cases, they want someone who shows up on time, explains the plan and leaves a clean site. That is how we run every job.
